Henley & Jones have traded as a traditional estate agent for the past five years. We had a main street shop, several members of staff and traded quite successfully. We offered the most competitive rates of commission in the area and over the five years we had many sales. Most of our sales were as a result of our internet marketing and very few sales resulted from our shop or through local newspaper sales.
In past year we have reflected on our sales and our costs. We have come to the conclusion that having a main street office and advertising in newspapers are two of the biggest costs of a traditional estate agent. The third cost is internet advertising and the biggest staff costs are undertaking viewings at sellers properties. If we eliminate three of our largest costs and concentrate solely on the internet we can make massive savings on our costs. This enables to charge our client's the lowest cost for selling a property.
In the last five years I would estimate that 95% of our sales have been as a result of internet marketing. There is simply no need in these modern times to have an expensive high street office. Times have changed and we hopefully are moving with the times by changing to selling on the internet only. We will still be offering the same service we have offered for the past five years. We will advise on a valuation of the property. We will take photos and produce an informative sales brochure for the property. We will deal with all enquiries for viewings and arrange them with the seller. We will negotiate offers and on a successful sale we will prepare all the paperwork for the legal process.
